When it comes to marketing and selling your home, Price is Key.
How many times have you been in a position where you are looking to sell your home and given into the temptation to look at other properties? I know I have; it’s human nature to see what other homes are on the market for. However, the best advice is to speak to a local and reputable estate agent to ensure that your home is marketed for a price that will attract interest, rather than a price that is purely speculative.
Best practice to all potential sellers; listen to the local agents, take their advice and price accordingly. The correctly priced properties are still selling, but you are likely to be caught out if you are over pricing and trying to achieve something which is unrealistic.
Reputable agents should remember that a guide price is not a statement of the exact value of a property, it’s one of the variables in the marketing designed to engage and attract potential purchasers to view.
We are all guilty of judging an offer against the guide price. Price correctly and the offers won’t seem insulting or under par compared to the comparable properties in your local area. As I said, it is human nature to compare one’s castle to another’s!
The market overall is in limbo and from a sellers’ market we have slowly transitioned towards a buyers’ market, some agents and property experts would say a more recognisable and normal marketplace; whatever normal might mean, given Covid and Brexit and other shenanigans.
That aside, the market is beginning to take shape with more homes coming to the market but a considerable difference compared to last year. Personally I think we are probably going to see a better market place for selling in the second and third quarters of the year.
